Grading & Erosion Control Plan

A Grading & Erosion Control Plan has much of the same information as the Site Plan, but the main purpose here is to show what and how much dirt you are going to need to add, remove, and/or move around on the site and how water will drain off of your site (see the little arrows on the plan below). Also, especially during the construction, you need to show how you will prevent run-off & debris from washing off of your site during storms that may occur during construction.  Your local jurisdiction may have a list of typical notes they want to see on this plan. 

You will typically need to calculate, at least in a rough way, the amounts (in cubic yards) of soil you will be adding, removing, and/or relocating.  In many jurisdictions, if you are moving more than a certain amount of soil (typically 50 cubic yards or more) or if you are doing grading work on a site that is steeper than 10% (1 ft.  in rise or drop of slope per 10 ft. horizontally) this may be considered "Major Grading" and may require a separate Grading Permit.  You may also be required to have the Grading Plan prepared by a licensed architect or engineer.

 

There are also a few standard ways in which to control erosion such as straw waddles and silt fences.   These types of plans are often being required now for even the smallest of residential projects, including additions and/or remodels, and almost always for any commercial project.  Click on the image below for a larger view.
