Coverage

This is, generally speaking, the percentage of your site that is or will be covered by structures.  Some of the items shown below may or may not be included with this calculation.  Each jurisdiction may have different ways of calculating this.  The calculation shown below assumes all of these different parts of the structure will be included.

For sites or structures with irregular shapes and/or curved property lines, determining the area of your site or structure may be challenging.  CAD programs come in very handy for this type of thing.  See the nightmare stories page-
"But We Got it in Writing" article for an example of where this calculation can prove critical to your project.  This calculation may also be very important in calculating density for multi-family projects.
