California Title 24

California (once again one of the most regulated states in the union) law requires that any new building, or any addition to a building that will be heated space (no matter how small the addition) comply with minimum energy efficiency standards.  This requires that a Title 24 report be prepared. For commercial tenant improvement projects, where the heating system may already be present, and may already have complied with Title 24, you will still have to have a separate Title 24 report prepared for just the electrical lighting if you are going to provide new lighting, or modify the existing light (very common in tenant improvement projects).

 

The pricing and turnaround time for most smaller projects, both residential & commercial, is, compared to most other costs of building, rather minor.  Title 24 reports done for single family residences run around the $200 range and can typically be obtained within one week.  Larger commercial projects may be significantly more, but still, this is one of the more minor expenses of getting a permit.
